Padilly is a spacious, L - shaped semi-detached house quietly situated off Rock road. From the front door there is a footpath leading to Portilly Cove 300 yards away.
This is a lovely, bright and sunny house with lots of space indoors and outside. The living area is upstairs and has attractive views over the estuary, with a large roof terrace leading off the kitchen/diningroom and sittingroom.
On the ground floor there are three bedrooms, a bathroom and two shower rooms and a sunroom which opens onto an enclosed lawned garden with shower. There is a parking area is right by the front door. The village shops are 8 minutes walk up the road or a walk along the beach takes you to the Padstow ferry and other beaches beyond.

Outside: The house is down a short private lane off Rock Road. There is a paved area for parking (2 cars) by the front door and a gate leading into the lawned garden (all enclosed and not overlooked).

The garden has a shower and a rack for hanging wetsuits (a clue to some of the areas surfing attractions).

Inside: Front door opens onto a hallway running the length of the house with sandstone tiled floor and windows to one side.

Sunroom to the right, with sofa, chairs and coffee table. This opens onto the garden and there is a small shower room with Wc.

Main bedroom with kingsize bed and vanity basin.

Utility room with sink, small freezer, washing machine and tumble dryer.

Twin bedroom 1 with a pair of 3 foot beds.

Twin bedroom 2 with 2’6” beds

Stairs to the first floor open onto the:

Kitchen with dining table and chairs, windows at both ends, fitted units. Dishwasher, double fridge, microwave, ceramic hob and electric oven. Well equipped, with all the usual crockery and glassware etc.

Sittingroom, which is clearly separate but accessible from the dining area. Comfortably furnished with sofa and armchairs. Windows on two sides look out across the estuary towards Padstow.

Roof terrace with hardwood outside dining furniture. This is a pleasing, private place to sit with trees framing the view and the nearest visible neighbour a fair way off (the adjoining house faces the other way).

The terrace overlooks the garden below.

Beach and Local area

Rock has something to offer all year around. Off season it is surprisingly quiet and Padilly is warm and comfortable. I strongly recommend Christmas shopping in Padstow punctuated with tasty meals out and blustery walks.

In the mad Summer all sorts of things are going on down by the main beach and there’s a real ‘buzz’. Very exciting for teenagers. Rather less buzzy and quieter times can be had nearer home in the little sandy cove at the end of the path. Rock has all the required shops for essentials (a butcher, Spar shop, delicatessen, hairdresser, doctor, garage, fish and chips, hardware) plus quite a few not exactly essential, but very pleasing ones (surf gear, interesting clothes, florist, and several excellent restaurants).

Go across on the little (foot) ferry to Padstow and there are lots more shops and Rick Steiin’s restaurants (get water taxi back, perhaps). If you want to ‘do’ things (rather than just lying in the sand or idle walking), the wide tidal lagoon provides a place for sailing, water sports and fishing trips.

The golf course is very difficult (apparently a plus). There are beautiful walks along the cliffs and through sand dunes. The main beaches are accessible by foot from the house about 10 minutes – or a short drive to the village carpark. Rock beach, Daymer bay and Greenaway all have fine sand and there are lots of rock pools. I should just mention that sometimes people surf around here. Amazing and exhilarating waves at nearby Polzeath.
