This is a good family house, quite spacious, comfortably but not fussily furnished, well equipped. The garden is not totally secure for small children - because it's not fenced, but otherwise it’s a good place to play and to relax. The house itself is very child friendly with large selection of toys & games & the kind of corridor you can roll about in.

Pendonan is set high up on the corner of the small lane running through Boswinger. It has a well maintained garden of lawn, bordered by palm trees and mature shrubs. The house has a pleasing open aspect and fine panoramic view of Dodman point and Veryan bay.

 

Property Layout & Details:

Outside:
Driveway with parking for two, maybe 3 cars. Lawn and beds curve around house. Flight of steps at the far end, go down to the lane and the footpath to the beach. BBQ & outdoor furniture. Garage with ping pong table and other useful items.

The house:
Front door opens onto 'L' shaped hallway with rooms off on either side.

Kitchen:
A good sized, bright, fitted kitchen with ceramic hob, oven, fridge freezer, microwave, huge toaster, washing machine, Aga and a lot of kitchen equipment - plenty of glasses, plates etc. Breakfast table & 4 chairs.

Sittingroom:
Directly opposite kitchen, a comfortable sitting room with TV(14”), DVD, CD player and radio. Two large windows, open fireplace; three seater sofa, two armchairs, easy chair and open fireplace (logs in basket etc.), bookcase and lots of books.

Bedroom one:
A small double, with range of curtained fitted wardrobes. Double bed, chest of drawers, bedside table etc. Not a huge room, but big enough for travel cot at end of bed if required. Window not very bright as it faces the garage wall.

Bedroom two:
A good sized twin bedroom with large table, chest of drawers, chair etc. Window with view of fields behind the house. Toy box with lots of toys & games.

Bathroom:
With vinyl flooring, bath with electric shower, glass screen, sink & wc. Bright frosted window.

Main Bedroom:
With Victorian metal framed double bed, wash basin, bedside table, huge antique mahogony wardrobe, similar dressing table/chest of drawers. Window with view of fields and sea beyond.

Dining/ sittingroom:
With dining table and six chairs, sofa(bed), arm chairs, book shelves & dresser. Two bay windows with views of gardens, Dodman point and sea. A good size, very sunny and a pleasant place to relax.

General:
Central heating. Electricity included. Linen and towels provided. Cot & high chair available. Toybox and games.

Location:

Apart from the handful of houses, Boswinger also has a camp & caravan park accurately called 'Sea View' - which might sound rather a busy prospect, but is in fact surprisingly unimposing and has the advantage of a visiting fish & chip man/van about twice a week. This is a good thing when you've been swimming all day on Hemmick beach - or looking in it's many rock pools.

Hemmick beach is 10 minutes walk through small grassy fields - downhill - rather more to climb back up, I'm afraid, but there's a 3 wheel buggy in the house for small legs to rest in. Alternatively, you could drive down and drop everyone off - this should be a 5 miniute trip, but the lane to the beach is about as narrow and windy as you can get – but lovely.

This area really lives up to it's description of an Area of Outstanding Natural Beauty. The beach and surrounding landscape are beautiful and undeveloped.

Hemmick beach is loved by local families, it has shells, fine sand, pebbles, a stream to dam and strange, craggy rocks with star fish (and other things) in pools. There are no shops at all - or indeed anything except a small cottage and a friendly donkey in the field; so pack a picnic (flasks & boxes in the house). It also gets very hot - sun cream is a must.

Pendonan Boswinger: 2 miles from Gorran Haven and half a mile via fields or road from a sandy beach at Hemmick and the coastal path leading to Porthluney Cove and Caerhays Castle.
