The Cottage is just under the brow of a sunny south-facing hillside, up a 800 yards of bumpy country track through a little explored wooded valley. It is romantically swathed in Clematis & Wisteria and has an acre of woodland beyond the terraced garden about the cottage.

The coast & beaches are a short drive and there are lovely walks without crossing roads, from the front door. The garden is ideal for outdoor dining, snoozing in hammock, sunbathing or playing hide and seek. The garden is not enclosed and so small children would need to be supervised (as ever, but more so!).

The cottage is comfortably furnished and fully equipped. There is oil fired central heating and constant hot water. The sitting room has fireplace and there is a supply of logs provided. Secret Cottage is warm and dry benefiting from it's sunny position, wisely chosen centuries ago.

There are three bedrooms, reception with dining table, bathroom, kitchen with breakfast table. It sleeps 5/6 in two double bedrooms and a single (with 5ft pull out bed).

The view from the windows - fringed by leaves - is of uninterrupted countryside over the tops of mature trees in the valley below. A rare and lovely retreat.


Property Layout & Details:

Ground floor has oak parquet flooring throughout, upstairs has fitted seagrass with rugs. Radiators in all rooms.

Entrance porch with coat rack (umbrellas, beach mats etc.)

Hallway with storage cupboards.

Sitting room with oak dining table (seats 6), sofa, two armchairs, 21" TV, DVD, sky box . Stone fireplace, log basket, bookcase.

Kitchen with fridge freezer, stainless steel electric cooker, microwave, toaster, kettle etc. Butler sink, beech worktops, breakfast table and stools. Ancient Rayburn (solid fuel – in working order but little used due to c/h).

Rear hall with large mirror, coat rack, boiler, cupboard, backdoor to garden.

Bathroom with large original bath set in heavy wooden panelled surround, Mira shower over (running from boiler – temparature controlled). WC with high level cistern over. Pedestal basin, mirror etc.

Stairs with large mirror. Upstairs corridor.

Main bedroom with double bed, original fitted wardrobe, chest of drawers, mirror.

Bedroom 2 (middle) with single (2’6”) bed – can be pulled out to become 5' bed. Chest of drawers, alcove with clothes rail.

Bedroom 3 with double bed, chest of drawers, shelf with clothes rail. South facing window and small side window.

Utility room with sloping roof, washing machine and clothes racks.

Parking:
There is space for one or two cars close to the front door and a further space 35 yards away at bottom of sloping approach driveway.

Changeover is on Sundays.
Linen and towels are provided. Electricity & heating is included in the rate.
Cot, High chair, etc. available.

The Garden:

The main lawned terrace in front of the cottage has outdoor furniture, sun loungers, barbeque and sandpit/paddling pool (if required) and is ideal for sunny outdoor dining.

Below this there is a quieter terrace between Cornish palms, where kiwis grow over a frame creating a shady place with bench and table to read in peace. Below that, on the orchard slope, there is a hammock between the trees.

Behind the cottage there is a level lawn suitable for kicking football on - or reading in deckchair.

The Location:

It is on the way to Pentewan from St Austell. It is at the top of a quarter of a mile of country track, on it's own in the wooded and open countryside.

The nearest village, Little Polgooth is 2 miles away with a small shop post office it is possible to walk there along footpaths almost all the way.

The beach at Pentewan is a 5 minute drive, beyond that, Heligan gardens and the beaches at Gorran Haven (15 minutes). Mevagissey is 10 minutes away.

The Eden Project is a 15 minute drive in the St Austell direction.
